APARTMENTS AND BALNEOLOGICAL COMPLEX The designed building, as per the Permit, is situated within the street planning arrangement for Saedinenie blvd. and 5 m off from the street planning arrangement for Aleko Konstantinov str. and the lateral planning lines, with all spans provided for in the Territorial Development Act duly observed. The building consists of a 1st ground floor facing Aleko Konstantinov str., 2nd ground floor facing Saedinenie blvd and four floors comprising the basic structure /Н = 12.50 m/.The building’s access points such as staircase, elevator and floor corridor, are centrally situated by design, with the staircase lighted and ventilated from the northern side.By design the first ground floor facing Aleko Konstantinov str. accommodates covered parking space for 10 vehicles, linked to the building’s accesses through an antechamber, as well as the entrance for the housing section, loading entrance for the restaurant’s kitchen, swimming pool, balneological center with the respective service and technical rooms. The second ground floor facing Saedinenie blvd accommodates 4 shops, restaurant complete with kitchen and the necessary storage and service facilities, balneological center (offering direct use of 80ВєC hot water from the Vlasa mineral spring with its treatment properties in accordance with the Ministry of Healthcare standards) and the hotel section. The ground floor’s design height is 3.45 m., whereas this value is 2.85 m for the floors intended for housing purposes. Access for disabled people is provided in all sites without steps. The designed spaces for the first floor include 14 studios with independent sanitary facilities (for renting) and a service office. On 2nd, 3rd and 4th floors there will be respectively 9, 7 and 5 single-room, two-room and three-room apartments.The building shall be a reinforced concrete no girder structure with single flat roofs. The faГ§ade walls shall be erected with 25 cm. thick hollow bricks, heat insulated from the outside together with the faces of columns, beams and deck slabs by 5 cm expanded polysterene, then plastered. On the second and third floors a lining of “PRODEMA”-type wooden faГ§ade panels will be installed at the western faГ§ade and partially at the northern and southern ones. Natural stone lining is to be used in the basement and ground sections of the eastern faГ§ade, as well as partially in the northern faГ§ade.Fretwork metal and reinforced glass balconies on metal structure are envisaged.The internal partition walls shall be 12 and 25 cm. thick brickwork with insulation of mineral wool or lime-cast and gypsum puttying. Window and shop-window frames shall be aluminium-made (РVС BRUGMANN), anti energy loss type for the public use parts and PVC for residential sections. The colour of the window systems will be determined in accordance with the architectural design.
