FURNISHING Furnish.BG can provide furnishings for your apartment when the building is complete. Given the fast pace of development in Bulgaria as a consequence of joining the EU, it is difficult to predict the actual price of these furnishings so far in advance. At today's prices, we expect that it will cost about 6000 euros to furnish a one bed apt and 7500 euros to furnish a 2 bed apartment. PROPERTY MANAGEMENT (not compulsory) A first class property management service is provided by our partners Property Management BG, who are leaders in this field in Bulgaria. The charge of 400 Euros per year covers the standard Management & Letting services as well as: • Management and maintenance of all relevant documentation. • Organization of all maintenance required at the apartment. • Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for all expenses made on behalf of the property. • Organization and payment of any and all expenses relating to the property to third-party suppliers: for example, bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the apartment and the cleaning and maintenance of the common parts of the building, including repairs and renovation as and when required etc. • Web access to the bookings made for your apartment by the tour operator so you can see the availability for yourself, friends and family. • Organization of the issue of any categorization papers, licenses and similar required by the law for the short-term or long-term rent of the property. • Organization and the payment of the annual property tax and waste collection fees. • Organization, filing and submission to the tax office of the annual tax statement and payment of any and all tax due by the apartment owner for income relating to the rental of the apartment. • Marketing the property to tour operators and travel agencies for rental to their client base of tourists. • Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors. • Registration of the tenants as foreign citizens with the local police station as required by the law. • Holding funds on behalf of the apartment owner, to be used against outgoings directly related to the apartment or common parts under the terms of the virtual freehold. • Organization, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc. • Representation of the apartment owner and protection of his/her rights and execution of his/her will before any third-party service providers, agents, local authorities, tax administration bodies and tenants etc. LETTING MANAGEMENT (not compulsory) Buyers who wish to rent out their apartments to tourists can use the services of Property Management BG in partnership with major international and local tour operators. Designed as a 4-star hotel-apartments complex Gabrovo Hills will be the most luxury accommodation in the whole region of Gabrovo, offering all necessary facilities, great value and high quality of service guaranteed by the professional staff of Property Management BG. Owners will be offered fixed rates for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV) will be charged to the owner’s account. Long-term rents are subject to additional negotiation between the tenant and the apartment owner, which will be handled by us on your behalf. Usually for long-term letting’s all expenses are covered by the tenants. Our recommended partners from Property Management BG have prepared an initial business plan for developing of Gabrovo Hills into the most recognised and preferred place to stay for business people, guests of the city, leisure travellers or long-term tenants looking for a first-class luxury accommodation. At the moment there is a high demand of a high-class short-term accommodation in Gabrovo and the region. The current hotels in the city offer basic accommodation and very few facilities. Serious activities to advertise and market Gabrovo Hills wiill start approx. 6 months before completion. Part of these activities will be to sign contracts with the most successful Bulgarian and international touroperators, participation in all popular reservation systems on the Internet, advertising in printed tourist guides on Bulgaria, exhibitions and travel shows, local advertising through the high street offices of Property Management BG, avdetising in local and national real estate newspapers and magazines to find long-term tenants. There is extremely big potential for sucessfull letting in the developing of the nearby ski resort of Uzana (just 30 minutes drive, 18 km away) and all the opportunities offered by the beautiful Stara Planina mountain. The local municipality is running various activities aiming to attract investors and develop Uzana as a modern skiing area.GENERAL CONDITIONS • It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract. • No company is needed to own an apartment in Gabrovo Hills. • All owners who rent out their apartments must pay rental income tax of 10%. We collect and pay this for you. • Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary). You will be charged only the cleaning costs for staying. PLEASE NOTE THAT VAT IS INCLUDED IN THE PRICES BELOW, AND THIS IS THE FINAL PRICE THAT A BUYER IS GOING TO PAY FOR AN APARTMENT, EXCEPT THE LEGAL FEES FOR THE DEAL (APPROX. 3% ON TOP OF THE PURCHASE PRICE). THE REAL PRICE PAID WILL BE INDICATED ON THE TITLE DEEDS. AGENCY COMMISSION BulgarianProperties charge an agency commission of 1000 Euros for purchasing of a studio and 1500 Euros for purchasing of a one or two bedroom apartment. This agency commission also covers the servcies of our company solicitor who will be monitoring the purchase on clients behalf. The commission is payable when reserving your apartment. The commission is non-refundable.
