DescriptionThe mixed VIP and public service closed type building, represented by us, shall be built in Lazur Residential Complex, town of Burgas, in the immediate vicinity to the Aqua Hotel. There are exceptionally good communications in the area, and it is located in the wide centre of the town, in the vicinity of the seaside garden. Upon complying with the assigned town planning induces, the building is situated freely standing in a plot, being on the area of 1,695 sq. metres and comprises two underground floors, a ground floor, four office and six residential floors. The common approach to the building is from south-east on the street, and the entrance to the office part is from south-east, just next to the street, and the entrance to the apartments is from north-east. Two underground floors have been foreseen for garages, respectively one for the office part, and one for the residential part, as the number of parking lots corresponds to the number of properties in the building. The approaches, as well as both the garage levels, are absolutely independent from each other. Two lifts have been foreseen for the residential part, which shall serve only its garage level, as the same shall be valid for both the lifts in the office part. Safety measures necessary have been foreseen in both the garage levels:PropaneвЂ“butane and noxious gas sensors, fire alarm, etc. Restricted access shall be by magnet cards.Two luxury lobbies are located on the ground floor, each one respectfully to the office part and the residential part.The lobby in the office part is a space of about twenty square metres, breaking at every four levels, and a close connection to the conference room, a cafГ©, and a lobby, serving the offices. A reception desk has been also foreseen to be built, and through it there shall be provided for the check regime, video monitoring, security and quietness necessary to the working people. Panorama lifts, serving the office part, and the panorama view to the sea bring in style and refinement of the business centre. There are twenty five offices, located from the first to the fourth floor.There is a porterвЂ™s room in the lobby of the residential part, which guarantees the safety, restricted access and quietness of the residents. There are thirty two apartments, located on five floors, respectively from the fifth to the tenth floor. The access to them is by means of two staircases and lifts, as there are three apartments on every staircase platform, respectfully one, two, and three bedrooms. There is an extra detached toilet to the parentвЂ™s bedroom in apartments with more than one bedroom. Sitting-rooms are located in the eastern part and an incredible view bursts to the Burgas Bay. Park space with the childrenвЂ™s spot and fitness, accessible only by the residents in the residential part, add luxury and comfort of the building.Heating and air-conditioning of the entire building have been solved centrally. Reading of water meters and heat meters shall be made from a remote distance as a new electronic technology is being used, upon which an access is not necessary to be provided for to the apartments or offices.The supporting structure of the building is monolith and ferroconcrete. Surrounding walls are brick masonry with the thermal insulation necessary. Windows are made from PVC or aluminium frames and glass blocks. FaГ§ade treatment of the building includes stone facing, ceramic facing, Etalbond and structure glazing. The monthly building service and maintenance fee is:- For the office owners from 0.85 to 1 Euro/m2 a month;- For the apartment owners from 0.35 to 0.50 Euro/m2 a month.
