Kosara Residence Complex“Technoart” SD offers a luxurious complex named “Kosara Residence”. It is being built in a picturesque locality in the town of Bansko, on the northern slopes of the Pirin Mountain, near BANSKO down-town and 800 m above the ski-lift. Kosara Residence Complex is located in the upper part of the town of Bansko, at the border with Pirin National Park, just 5 min from the Gondola Station.Cosy apartments are provided, located in the fabulous natural environment. The position provides free spaces, wonderful panorama, quietness and peace. The project is developed with the purpose of investments in real estates with quick return in the wonderful resort and ski center – town of Bansko. The residence has its own sport, SPA and entertainment centers, an all-year-round swimming pool, sunny terraces and gardens of an area approximately 1 500 sq.m. The ski apartments will be constructed in accordance with the latest trends in the design, construction and operation of this type of hotels in view of ensuring a quality tourist service, in compliance with European criteria. The development has 73 apartments – 71 one bedroom, - 1 two bedroom, - 1 mezounet.Apart from the basic requirements for any building, as prescribed by effective regulations, the additional standards will be taken into account while constructing Kosara Residence Apartment Complex. PROPERTY MAINTENANCE We take care of the common areas and all the facilities at Kosara Residence. A property maintenance fee of 11 EUR/m2 per year will be collected for 1 year in advance. The fee is based on the total residential area and is fixed for a period of 3 years. An agreement stipulating the terms for the property maintenance will be provided to each investor. The maintenance agreement will include the following main clauses: • 24-hour maintenance of the complex: security-guarding, cleaning and maintenance of common areas - corridors, staircases, lifts, roof, facade, courtyard, planting • Maintenance of all installations next to the entrance of your apartment: electrical, water supply and sewerage, heating and hot water, computer installations, TV and Internet, fire-alarms, emergency lighting, anti-lightning, etc. • Electricity for all lifts and lighting of common areas • Free of charge hotel service from the "Reception desk" and "Ski room" departments for the apartment owners. • Administrative and management expenditures • Immediate intervention in case of any breakdowns and emergencies in your apartment • Insurance of all common areas The expenses for operation of the Complex hotel section are not included in this contract. They are at the account of the management company. The maintenance agreement is a different type from the rental agreement. The first one is about the maintenance of the apartment and its common areas, and you pay a fee of 11 EUR/m², while the second type brings you a steady annual profit of 5% of the final price of your apartment.How to buy?- 3 000 EURO’s deposit reservation for apartment for 21 days- A final contract (notarial deed) is concluded when transferring the right of ownership, upon receipt of the last due payment. - The rest is to be paid according to a scheme defined in the SALES AGREEMENT .
